THE PAVEMENT CONDITION AND DISCLAIMER SHEET
We at the Beckage Sealcoating Co. like to provide all of our
customers with the following sheet so they may be notified of their
pavements condition (and or problems) before work is started. One or
more boxes may be checked on your proposals disclaimer sheet section to help
accurately explain the condition of your pavement.
1. Your pavement has many
small hairline spider cracks, this can be the result of poor paving,
poor asphalt from the plant, surface care, severe oxidation, or from
previous coatings of inferior pavement sealer which is the most
common problem. Many little cracks can be caused by an inferior
sealer material which probably did not have the correct amount
(if any) of rubberized latex, which helps give the sealer,
the flexibility needed to expand and contract, with our changing
seasons. Even if you choose to reseal your pavement with the
premium, brushed sealer system used by our company, which is
enriched with rubberized latex for flexibility, and sand for added
skid resistance, you will still be able to see these small cracks
through the sealer. Please do not expect this problem to be fixed by
using our sealcoating material.
2. Your pavement has oil, gas, excessive dirt or moss, pre-existing
stains, and or other problem areas. For gas and oil spots we will
heat flash and then apply a protective coating of oil spot primer over these
areas, which will allow the sealcoating material to adhere to it.
Since some areas of oil, and dirt may be heavier and worse than
others, we cannot guarantee that you will not be able to see these
areas upon completion of the sealcoating of your pavement, or that
the sealcoating material will adhere to them for an extended period
of time. (drainage or standing water areas especially)
3. Your pavement has cracks 1/2 inch or larger.
If you request to have the cracks on your pavement sealed, we
can professionally clean and seal them. Our company has
outstanding success in sealing pavement cracks. We use only the best
HOT rubberized crack sealant for all jobs. Although we use
only the best products, we always tell our customers that crack
sealing is only a temporary solution to a permanent problem, and
that repaired cracks will only be guaranteed until the end of the
year in which they were sealed. Once these cracks are filled and
sealcoated, you will see a small shadow under the sealcoat where we
have applied the crack filler. This shadow cannot be prevented , but
is surely better than then having the cracks worsen to a unfixable
state, leading to complete driveway failure. Please call our office
for any additional information about our crack sealing process.
4.
Edge cracks have developed on your driveway. Unfortunately edge
cracking is on of the most common problems we see when estimating.
Any edge cracks within three inches of the edge of the pavement
cannot be properly fixed with hot rubberized crack sealant and they are
not included in the crack repair price on your proposal. Except for
the homeowner properly back filling around the edges of the pavement
when it was new, there is really no way to prevent this natural
progression of deterioration.
5.Pruning
necessary, if checked, trimming must be completed by homeowner to
any bushes overhanging the pavement surface.

Your pavement has a POTHOLE of one inch or deeper. The pothole will be cleaned of all loose debris and filled
using our industrial grade blacktop patch, which will then be heated
and compacted by hand until firm. No Guarantee.
7.
Pressure washing, if checked, must be completed by homeowner before
we will start your job. Your pavement is extremely dirty and our
normal cleaning method will not be enough to completely clean your
pavement surface.
8.
Stone raveling (or stone pops). Applying our sealcoating material
will greatly reduce but may not completely eliminate this problem of
small stones popping out of the pavement surface. We can not
guarantee against future stone raveling.
9.
Your pavement has developed chicken wire cracks or very rough
surface areas.These are areas that are rough or are cracked in the
design of a checker board. This problem comes from either, poor
paving, poor drainage, lack of proper base structure, or lack of
pavement thickness. This problem can be temporarily fixed using hot rubberized crack sealer, which
we can apply over the damaged area. Once dry we can then sealcoat
over the patch. Once completed you will see a dark shadow where the
patch exists, this shadow cannot be eliminated. There are no
guarantees with this treatment, but normal life is approx. 0ne-two
years .
10.
Cosmetic Sealcoating only. Due to large cracks, and/or excessive
cracking and checking, or flaking sealer from previous coats of
pavement sealer, your new pavement sealcoating, will be applied for
cosmetic purposes only. (No guarantee with this application).
